About Locara

What is Locara?

Locara studies Bangalore neighbourhood by neighbourhood, across the fifty-odd things that actually decide whether you will be happy somewhere: the real walk to the metro, the water on your street, safety after dark, noise, flooding, schools, what it costs to live there, and what residents complain about. You ask in plain language, it ranks the areas that fit, and each one opens into a full report.

Can I find a flat on Locara?

No, and that is deliberate. We do not hold listings and we are not trying to. Locara is the thing you read before you go looking, so that when you do open a listings site you already know which areas are worth your time and which to skip.

How is this different from a listings portal like 99acres or NoBroker?

A portal hands you a flat and stops. It cannot tell you whether that street floods, whether the water is piped or tankered, or how the area feels at night, because none of that is a property of the flat. Locara reads exactly those things, for the whole neighbourhood. Different job, earlier in your decision.

Is Locara a broker?

No. We do not introduce you to anyone, we do not sit in any transaction, and we never take a cut of your rent or your purchase. There is nothing for us to broker.

Who is behind it?

Two people, Viraj and Vibhuti, building it because we picked our own flats badly and had no way to know better. The whole story is on our story page.

Using it

How do I ask?

Type what you actually care about into Ask: a budget, an office to commute to, quiet, water that does not run out, whatever it is. It ranks the neighbourhoods it covers against that, and you can keep asking follow-ups until it makes sense.

Do I need an account?

No. There is no sign-up, no password and no OTP. Everything on the site is open, which also means we are holding nothing of yours.

What is in an area report?

Eleven chapters on one locality: safety, water, commute and connectivity, air and noise, flooding through the monsoon, what it costs, schools and hospitals, daily conveniences, green cover, who lives there, and the honest half, meaning what residents actually complain about.

What are the tools for?

The four tools answer the narrow questions the report does not: what rent you can afford, two areas side by side, where to live given a commute, and what a month costs in a given locality. No sign-up on any of them.

The data

Where does your neighbourhood data come from?

From official and civic sources, transport and mapping data, on-the-ground readings, and what residents actually say in enough places to count. Every figure carries its source, so you can check it rather than take our word.

What is the confidence flag?

A number with no error bar is a guess with better manners. Where our data on something is thin, we mark it High, Medium or Thin data and say so, instead of rounding the gap away. You should lean on a score exactly as hard as its flag allows.

What are the fifty-plus factors?

Safety, connectivity and the real commute, air quality, water supply, schools, hospitals, flooding, noise, green cover, nightlife, daily conveniences and more, surveyed for every locality on the same sheet so two areas are actually comparable.

Do you ever make a number up?

No. If we do not have it, the report says we do not have it. That is the single rule the whole product rests on, and a plausible-sounding invented figure would be worse than an empty row.

How often is it updated?

Neighbourhood research is refreshed as things change on the ground, and each reading is dated. We would rather update a figure carefully than leave a confident wrong one up.

Builders and projects

Can I use Locara if I am buying?

Yes. The projects page gathers Bangalore residential projects from every major developer in one place, each one readable against the neighbourhood it sits in, which is what actually decides whether a home is a good buy.

Where do the project prices come from? Are they exact?

They are researched from public sources and are indicative, not quotes or offers. Prices, plans and possession dates change constantly, so treat them as a starting map and confirm everything, including the RERA registration, directly with the developer.

What does "researched figures" versus "being gathered" mean?

Projects marked with figures have prices, configurations and possession we have researched. The ones marked as being gathered are real projects whose numbers we are still collecting, so we show the project honestly rather than inventing a figure.

Is any of it a paid placement?

No. No builder, developer or agent pays to appear, to rank higher, or to have anything removed. If that ever changes it will be labelled on the page itself, not buried here.

Money

Is it really all free?

Yes. Every area report, every tool, and asking as much as you like. Nothing is behind a card and nothing is behind a sign-up.

Then how do you make money?

Right now we do not, and we are not pretending otherwise. Locara is two people researching a city properly because nobody else has. If it earns its keep later it will be from something clearly labelled, never from selling you or your data.

Coverage and getting in touch

Which areas do you cover?

We are in Bangalore so far, with 75 neighbourhoods researched in depth, and the list is growing. We add each one deliberately rather than importing a city guide.

When will you add my area?

Tell us where you are looking on our contact page, pick "Request a new area", and we will prioritise the areas people actually ask for. The more requests an area gets, the sooner it lands.

How do I give feedback or report something wrong?

We genuinely want it. If a figure looks off or something is broken, send it from our contact page, it reaches us directly, no need to compose an email.
