What you can expect from Locara, what we expect from you, and the thing that matters most: Locara is research, and research is a starting point, never the last check before you sign something. Read section 5 even if you read nothing else.
Who we are, and what Locara is
Locara is operated by its founding team from Bangalore, Karnataka, India, as an early-stage business that has not yet incorporated. When a legal entity is registered, this section will name it and carry its CIN and GSTIN. Until then, "we" and "us" mean the people who run Locara, and "you" means the person using the service.
Locara is a research site. We study Bangalore neighbourhood by neighbourhood and publish what we find. We do not list property, host listings, introduce you to anyone, or take part in any rental or purchase. We are not a real estate broker, agent or property manager, we do not own, inspect or manage any property, and we take no commission from anything you go on to do. There is nothing here for us to broker.
Who can use Locara
You may use Locara if you are 18 or over and legally able to enter a contract in India. By using the site you agree to these terms and to our privacy policy.
Locara covers Indian cities, starting with Bangalore. You can use it from anywhere, but the service, the contract and the data are all India-facing, and nothing here is an offer directed at people outside India.
There is no account
Locara has no sign-up, no password and no one-time code. You do not create an account, we do not issue you credentials, and there is nothing for you to log into or for anyone to break into.
A consequence worth stating plainly: because there is no account, nothing you do here follows you between devices, and we cannot restore anything for you. What the site keeps, it keeps in your own browser. See the privacy policy for exactly what that is.
What it costs
Nothing. Every area report, every tool, the builder and project map, and asking as many questions as you like are free. We do not ask for a card, there is no paid tier, and there is nothing to cancel or refund.
We will never take brokerage, or a cut of your rent or your purchase, because we are not in either transaction. If we ever charge for something, it will be a new thing, clearly priced on the page you are on, and this section will say so before it happens.
What Locara tells you, and what it doesn't
Locara's neighbourhood data is informational. It is not advice. Not property advice, not investment advice, not financial, legal or tax advice, and not a survey, valuation, title check or structural inspection.
Concretely, here is how our neighbourhood readings are made:
- They come from research and public sources, open map data, public web sources, civic data, resident sentiment. We do not control those sources and cannot guarantee they are accurate, current or complete.
- Some written answers are produced by AI working over the data we have collected. The AI is instructed to use only our own figures, but AI can still be confidently wrong or misread a source, so the numbers on screen are what to trust, not the phrasing.
- Some of it is stale. A metro line opens, a lake is cleaned up, a road is dug up for two years. Our data has a fetch date, not a live feed, unless a field says otherwise.
- Coverage is uneven. Some localities are well covered and some are thin. Where a confidence flag says the data is weak, believe the flag.
- Scores are opinions expressed as numbers. They come from our weighting of factors we chose. Someone else's weighting would give a different number, and neither is objective truth.
So: do not make a rental, purchase, relocation, lending or investment decision on the basis of Locara alone. Verify anything that matters, visit at different times, read the actual documents, and get a lawyer, a valuer and a surveyor where they belong. Locara is a starting point that saves you time, not the last check before you sign.
Builder and project information
We publish information about residential projects and the developers behind them, researched from public sources. Every price, configuration, plan and possession date on those pages is indicative, not a quote, an offer or an invitation to invest, and none of it comes from the developer or is approved by them.
- Figures go stale constantly. Confirm current prices, availability, plans and possession directly with the developer.
- Confirm the RERA registration yourself before you pay anything at all.
- Where we do not have a figure, we say we are still gathering it rather than printing a number that looks right.
- No developer, builder or agent pays to appear, to rank, or to have anything removed. Nothing on those pages is a paid placement or an endorsement.
If you are a developer and something we have published about your project is factually wrong, write to us with the correct figure and its source and we will correct it. See corrections and takedown.
Before you commit to an area
Locara tells you what a neighbourhood is like. It cannot tell you anything about a specific flat, a specific building, or the person offering it, and it cannot vet anyone for you. Wherever you go on to find a place:
- visit in person, ideally more than once and at different times of day;
- see the original ownership documents, and confirm who actually owns it;
- get a written agreement;
- never transfer money to someone you have not met and verified.
If anyone asks for money before you have seen the place or signed anything, treat it as a red flag and walk away. We take no part in any transaction you arrange elsewhere and we are not responsible for it, including where you found the area through us.
Corrections and takedown
If something we publish is wrong, tell us and we will look at it properly. That includes a figure that is out of date, a source we misread, an area description that no longer matches the ground, and anything about a named developer or project that is factually inaccurate.
If your personal information appears anywhere on Locara, you can ask us to remove it. Write to support@thelocara.com with enough detail to find the page, and we will act on it promptly. We may keep a minimal record of the request so we can honour it, and we may retain limited information where the law requires.
What you type
The questions you ask remain yours. We process them to answer you, and we give them to the AI model that produces the written answer. Do not type anything into Locara that you would not want processed that way: it is a question box about neighbourhoods, not a confidential channel.
We may use aggregated, de-identified usage patterns, which localities are searched and how often, to decide what to research next. Nothing in that is traceable to you. See the privacy policy.
Acceptable use
Use Locara to research places to live. Do not:
- Scrape, crawl, bulk-download or systematically extract our reports, scores or underlying data.
- Resell, redistribute, sublicense or republish Locara's output as your own product, dataset or service.
- Use the service, or its output, to train a machine-learning model.
- Break, overload, probe or gain unauthorised access to the service.
- Use Locara for anything unlawful, or to discriminate against people on the basis of religion, caste, ethnicity, or any other protected characteristic, including using demographic or community-character data to screen tenants or buyers.
That last point matters to us. Locara publishes information about the character of neighbourhoods so people can decide where to live. Using it to decide who gets to live somewhere is a misuse of the product. We may rate-limit or block automated or abusive traffic without notice.
Intellectual property
Locara, the name, the interface, the report format, the scoring methodology, the written analysis and the compiled locality dataset, belongs to us or our licensors. Using the service does not transfer any of it to you.
You get a personal, non-exclusive, non-transferable, revocable licence to use Locara for your own search. You may quote or screenshot a report for your own use or to show a family member, agent or lender, with attribution to Locara. You may not republish our output at scale, or build a competing dataset from it.
Third-party data we surface stays with its owner and is used under its own terms, for example map data from OpenStreetMap contributors. If you think something on Locara infringes your rights, write to us and we will look at it.
Disclaimer of warranties
To the fullest extent the law allows, Locara is provided "as is" and "as available", without warranties of any kind, express or implied, including any implied warranty of merchantability, fitness for a particular purpose, accuracy, or non-infringement.
We do not warrant that the service will be uninterrupted, error-free or secure, or that any report, score, estimate or forecast is accurate, complete or current. We are a small team and we will sometimes have downtime.
Nothing in this section limits any warranty or right that cannot be excluded under Indian law, including under the Consumer Protection Act, 2019.
Limitation of liability
To the fullest extent permitted by law, we are not liable for indirect, incidental, special, consequential or punitive damages, or for loss of profits, revenue, data, goodwill or business opportunity, arising out of your use of Locara.
In particular, we are not liable for any loss arising from a rental, purchase, relocation, lending or investment decision you made in reliance on Locara's data, scores or analysis, or from anything that happens in a transaction you arranged elsewhere after reading us.
You pay us nothing, so our total aggregate liability to you for all claims relating to the service is limited to INR 5,000.
Nothing here excludes or limits liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for anything else that cannot lawfully be excluded.
Indemnity
If someone brings a claim against us because of something you did on Locara, or your breach of these terms or of the law, you agree to cover our reasonable costs and losses in dealing with it. We will tell you promptly, and let you take part in handling it, and we will not settle in a way that admits fault on your behalf without asking you.
Ending this agreement
You have no account to close, so you end this agreement by closing the tab. Clearing your browser storage removes everything Locara has kept on your device.
We can block access if you materially breach these terms, most likely the acceptable use section, if we are required to by law, or if we discontinue the service. The sections on data limits, intellectual property, disclaimers, liability, indemnity and governing law survive.
Governing law and jurisdiction
These terms are governed by the laws of India. The courts at Bangalore, Karnataka have exclusive jurisdiction over any dispute arising out of them or out of your use of Locara.
Before going to court, please write to us. Most disputes turn out to be misunderstandings that an email fixes faster than a filing does. Contact details are on the contact page.
Nothing in this clause takes away protections that Indian consumer law gives you regardless of what a terms page says.
Changes to these terms
We update the date at the top whenever this page changes, and for material changes to liability, acceptable use or how disputes are handled we keep a summary of what changed at the top of this page. We have no account holders and no mailing list tied to the service, so we cannot email you about it, and this page is the notice.
Continuing to use Locara after a change takes effect means you accept it.
